Abstract
In Malaysia, most of the building managers faced a problem in conducting the maintenance operation as a result from an unclear planned and unsystematic approach for the maintenance works. Improper maintenance management and practices could affect the performance levels of the maintenance works and the productivity of the building users. This dissertation aims to examine the issues and challenges faced by building managers of government office building in selecting the suitable maintenance strategies to be practised. Three government office buildings in Kota Kinabalu were selected as the case study building for this research. Both quantitative and qualitative methods are being used in the process of data collection. Structured interview were carried out with the building maintenance managers of the building and 200 questionnaires were distributed to the buildings occupants of the selected buildings. From the questionnaires received, 135 were found out to be useful and to be used in data analysis process. SPSS software was used in the analysis stage for both descriptive and inferential statistics. The data obtained are then analysed and discussed to study the issues and challenges faced by the building managers and the performance levels of the maintenance operation. The results show that there are significant correlations between the frequency of services breakdown and the productivity of the buildings users. Based on the data obtained, the performance level of building maintenance services are analysed using three selected performance indicators. Besides, the issues and challenges faced by building managers also were analysed by calculating the mean values. From the findings, the relationship between the issues faced by building managers and the performance levels of the maintenance strategy practised are then identified in this study.
